Divorce Appraisals

Going through a divorce can be the single most important event in your life.  Finalizing a divorce involves many decisions, including "Who gets the house"?  There are generally two options regarding the house - it can be sold and the proceeds divided, or one party can "buy out" the other.  In either case, one or both parties should order an appraisal of the residence.  The appraisal will establish fair market value for the residential real estate involved.

 

Divorce appraisals require a well supported, professional appraisal that is defensible in court.  Most likely your attorney will ask you to get an appraisal to establish the value of the home.  When you order an appraisal from us, you are assured that you will get the best in professional service, courtesy, and the highest quality appraisal.  We also know how to handle the sensitive needs of a divorce situation.  

 

The client is the party that hires the appraiser.  Appraisal values are confidential and can only be given to the client, unless directed from the client to be sent to others.  The appraiser is bound through USPAP (Uniform Standards of Professional Appraisal Practice), which is a Professional Code of Ethics.  The appraiser may not divulge information to the other divorcing party or their attorney.  Authorization from the client will be required to release any information to a third party.

 

The fee for the appraisal is paid in advance by one or both of the divorcing parties.  When completed, the appraisal will be emailed in a PDF format to the client that ordered the appraisal.
